Breaking lease

I gave my 60 day notice. I had to move out only 15 days later, so I left with one month unpaid on my lease. I had some property damages and was billed for them, as well as for the last month's rent.

My landlord moved someone new into my apartment 12 days into the last month of my lease. Am I obligated to pay the FULL final month's lease, or only a prorated amount? (I understand I have to pay the property damages). Thanks.

Your landlord should only charge you the difference between what he collected from the replacement tenant for the last month of your lease and what your rent obligation for that month was. This is based on his duty to mitigate (or lessen) his damages if he is able to do so.
