breaking a rental lease
two people rent an apartment, one moves out, you have to break the lease, landlord says he will sue if i dont pay the remainder of the lease what can i do?

Try to find a replacement tenant acceptable to the landlord. He/she also has a duty to try and do so once you vacate the apartment. But you and your former roommate remain responsible for the rent until the lease runs out unless a replacement tenant is found, as long as the landlord is making reasonable efforts to find a replacement. If you get sued, you can sue your former roommate, assuming they signed the lease, for contribution. They don't avoid responsibility by leaving.
