Legal Question in Real Estate Law in Maryland
Business At Home
Friends have just moved into a single-family home in Montgomery County. They both teach music and have students come to their home to take lessons. They have paved an area on their property for parking during lesson times, so no one is parking on the street. Worst case is 4 vehicles at one time, but only for a few minutes each time. A neighbor has complained to zoning about the cars and, we assume, the increased traffic. Our friends must file for a permit to allow them to work out of their home, but it only allows 20 vehicles a month, thus putting our friends out of business. What, if anything, can they do?

They may have to try and get a variance from the current zoning to be allowed to park the additional vehicles. Or they can check with the permitting office to see if there is a process by which they can get permission for additional vehicles without requiring a zoning variance.
