Legal Question in Real Estate Law in Maryland
Buying a short sale property
I am wanting to buy a short sale property, however I am having an issue with the agent on the seller's side wanting to get the electric turned back on. This property is in the state of MD, and I was under the impression in the state of MD by the law they have to have the utilities turned on for inspection purposes, even though we are buying as is, we need electric for the well inspection, not asking them to fix anything just so we know if there is anything wrong.

Re: Buying a short sale property
There is nothing in the law about this but your home inspector probably wants electricity in order to properly conduct the inspection. The seller probably doesn't want to go to whatever expense that entails if the sale isn't contingent on the inspection and you are only doing it for your own information. So if you agree to bear the expense of having the electric turned on, that should solve the problem.
