A licensed broker cannot typically split the commission with a non-licensed person, so either the Selling agent gets the entire commission (or in some cases, perhaps, the sales price might be adjusted accordingly by agreement). Because the seller pays the commission it generally behooves the buyer to retain the services of a buyer's representative.
