if your name is on the deed of a home you have inherited, can you purchase a home as a first time home buyer?

You are considered a first time home buyer if you have never owned residential property in MD which you occupied as your principal residence. In that case, the .5% state transfer tax is reduced to .25% and paid by the seller. If you do not qualify, typically each party pays half of the full tax, although the parties can negotiate who pays what part in their contract.
