Early termination of residential lease

I rent a room in a private home in Montgomery County, Maryland. There is a clause in the amendment to my lease which states: " In the event of a family emergency, the tenant will give the landlord 30 days notice, and the lease will be made null and void."

Is there any way the landlord can keep me from exercising this clause? What information should my notice letter contain? What would construe a family emergency?
