In Hagerstown Md, a friend subletted a space in an auto repair shop for 3 months, the tenant did not inform the landlord. Tenant left due to non payment of rent, now landlord is forcing my friend out immediately, can he do that? Should he have time to leave?

Your friend probably had no right to be there in the first place because the lease in all likelihood gave the landlord approval over any subtenants. Aside from that, once the tenant breaches the lease by not paying the rent, the landlord is entitled to immediate possession of the premises. If your friend paid the tenant in advance, he could take him to court for the loss of use but I suspect that might be an act of futility.
