Legal Question in Real Estate Law in Maryland

Hi,

i live in an apartment complex, and the apartment building informed that they will not renew my lease,

the law states that they give you a 60 day notice, they sent me a letter dated 14th January 2011, and i received it on 15th January 2011.

My current lease expires on 10th March 2011. A quick calculation shows that the notice period was 55 days, not 60 as the law states,

what options do i have

The law may state 60 days, but what does the LEASE state? The lease can state a different time than the law allows. Further, even if you are permitted 60 days, it only helps you if the landlord tries to evict you early. In other words, you can go to a judge and say that you did not get proper notice, but the only thing the judge will do is give the landlord an opportunity to re-notice and try again. If you are simply looking to buy time, this may work. If you are looking for the right to stay indefinitely, forget about it and move on.
