Legal Question in Real Estate Law in Maryland
Home Appraisel
If I have my home appraised to refinance, pay the company that comes to appraise the home and then the appraisel is given to the lender we plan to use to refinance. We then do not use the original lender as planned and decide to go with another lender, does the original lender own my appraisel? Does the company that did the appraisel also have to provide me with a copy of the original appraisel and/or can they forward it to the new lender we are using at my request?

Re: Home Appraisel
You should be entitled to a copy of the appraisal, since you paid for it. Ask the lender who you were working with at the time to send it to you. But you also need to ask the new lender if they will accept that appraisal in lieu of ordering a new one. Lenders typically work with their own set of "trusted" appraisers covering the various geographical areas in which they do business, so they may not agree to use the one you have unless that appraiser is on their approved list.
