House sold that I rent. Former landlord said I could be released from lease May 31. Started to move out new owner says he expects me to pay through july 31 am I obligated

The former landlord should have given you a written release before he transferred the property to the new owner, which would have protected you. Without that, you have no basis for avoiding the full term of the existing lease. However, the new landlord has a duty to try and find a replacement tenant, or if you can find one, to be reasonable in allowing the replacement to take over if they appear qualified.
