How does a husband remove the name of his wife from the deed of a house in Maryland if he cannot locate her and she has not lived in the house for twenty years?

Get a divorce and ask the judge to award you sole ownership of the house as part of the equitable division of property. Otherwise, you will need your wife's signature to deed her interest to you.
