Legal Question in Real Estate Law in Maryland
landlord terminating tenants lease
I started to look for homes to purchase when my lease was up foo renewal on about the end of March, the lease saids I can renew the lease for a two month term, and continew to do so with proper notice, 60 days, well several Real Estate Contracts have failed while trying, forcing me to keep changing move out dates, before every renewal, I have given the proper notice of possible move out, but not a specific move out date, but the last notice I sent was replyed by the landlord with a letter saing that I needed to let them know before August 1, 2002 of my intentions as to my move out Date, or the Apartment will be made available for a new tenant, I gave them notice ranging from September 30, to November 30,2002, and that I would notify them of a correct Date as soon as I can, after complaining of maintanance repairs peformed at my apartment, and swimingpool rules isuess, a letter was sent to me terminating my lease with a move out Date of September 30, tomorrow I'll be signing a Real State Contract for a new construction home that will take four month to build, if I send them a firm letter teeling them of a final move out date of November 30, 2002, can they still make me move out by September 30, 2002 ??????????

Re: landlord terminating tenants lease
The lease you are operating under apparently gives either party the right to terminate the tenancy with 60 days' notice. The landlord sent you such a notice recently, so legally you have no right to stay after 9/30. This may have been generated by the landlord having found a year's lease tenant who wants to move in in October.
I suggest you talk to the rental office and find out if that's the case. If so, perhaps they can rent you another unit for 4-6 months, since you can't count on your new home being completed within the promised 4 month time period. If your place hasn't been re-rented, maybe they'll give you a short term lease on that.
