What are the laws for breaking a lease without being penalized in the state of maryland without losing you sercurity deposit.

If you have a written lease and you decide you want to leave before the lease period is up, you'll be liable for rent for the full lease period unless the landlord finds a new tenant before your lease is up. Then he'll use your deposit to clean up the place and for any ujpaid rent, although you shouldn't be charged for "wear and tear". The only exception to this is if you're active duty military and get reassigned out of the area under certain conditions.

You'd be better off financially to try and find a replacement tenant and hope to convince the landlord to let you assign the lease. He'll want to make sure your candidate is credit worthy and otherwise a good risk.
