If there is no mortgage on the property, this is a relatively straight forward process of preparing a new deed and recording it. If the property is encumbered by a mortgage, either the loan must get paid off or the lender must approve the new deed.

You are welcome to call my firm (no cost initial phone consult of up to 10 min on real estate matters) or contact another Maryland attorney of your choosing to get legal assistance with a new deed.

Contact me to discuss whether you have an equity interest or other complications pertaining to your ownership and how you would like to move forward to resolve this matter. If you are a co-owner on a mortgage then, in all but an exceptional circumstance, the mortgage company will not allow you to remove yourself from the mortgage. There are several methods available and I would need to know more about your situation.
