Management's Unauthorized Removal of items from Storage Bin
Management cut off the lock and removed my items from storage unit assigned to me in condo (tenant). Initially asst. property manager denied removing items, then she said notice went out telling people to lock and label bins. Later I discovered that she directed maintenance guy to cut lock and remove items. She went from storage bins records were a mess to there were no records of the bins. My bin was locked but had old unit no. on it. I did not receive the notice nor did several others, including my landlord. Manager stated that she did not know or authorize this action. Maintenance guy went from he let a couple of the cleaning ladies have the christmas trees to the building engineer telling me that maintenance guy let the women go through all of the stuff and take what they wanted. I was in full compliance with the rules and regulations that are in the manual regarding storage bins (only stated lock bins). board of directors denied liability. What should I do, sue under what grounds (negligence, unlawful destruction of property abandonment of property) and who do I sue (condo association, management co).

You may well have a legal action for conversion of property, but the first thing to do is to see if their is insurance coverage. There may be coverage under the master condo policy--check with management. If not,and you were wise enough to purchase renter's insurance, you could make a claim under that. In any event, you'll first have to determine the reaonable current value of the property taken--a difficult task. If there's no coverage, you can sue management in the District Court of Maryland in your county for up to $25000.
