Legal Question in Real Estate Law in Maryland

We were never married but together a very long time lived in two different states together niether of which had common laws. Do I have rights to anything???We now have been aprt about 18 months & own a townhome together & she does not communicate with me or at best little

If you are joint owners of real estate (both names on the deed) you own it as tenants in common and neither can dispose of it without the other's consent. If she is living in it and you have equity in it that you would like to "cash out", you could file a lawsuit known as a partition action to force a sale. Or you could offer to buy her out if you'd like full ownership.
