Legal Question in Real Estate Law in Maryland

Mobile Home Nightmare

I'm trying to sell my mobile home that is vacant but am having an impossible time due to the landlord. She is not allowing new tenants to do wash. I was not advised of this until I had a sale and the buyer backed out. I was always able to. I have lost several potential buyers due to this. In reading some laws in MD regarding mobile homes and parks I found some interesting information and would like to confirm if I have any recourse. Short form it is saying ''Except for safety reasons, the park owner may not restrict suppliers of any product or service that the park owner does not supply to ALL residents in the park. She does not want anyone using her septic because it's hard on the system..Here is something else I found. Owner MUST comply with applicable building, housing, zoning and health codes; keep in good repair the leased site and any permanent fixture etc.. Do I have any recourse?

I suggest you contact the county health department where the park is located and get their input on the legality of her action.
