Legal Question in Real Estate Law in Maryland

When my mom passed away in 2006, she left a will stating that my sister owns 50% of the house and the rest is split up between the remaining siblings. However, the deed is still in my parents name. How do we get the deed to show my sister and siblings own the house?

This is done by a Personal Representative Deed. The process requires two steps: First, opening up an estate and requesting appointment of the Personal Representative named in the will. Second, preparing and recording a Deed from the Personal Representative to the named heirs.

Since the post references a 10 year gap since the last parent died, it may be that an estate was already administered and just the final step of the deed was accidentally overlooked.
