Legal Question in Real Estate Law in Maryland

Notice to Vacate

I was sent a notice giving me 30 days to vacate the room I am renting. The reasons in the letter explain that I have been extremely disobedient and have made threats. These claims have no merit and are untrue. The letter stems from a conversation in which a tenant parked in a neighbors yard, and that neighbor came to me and asked whos car it was. I directed him to the landlord and she got upset about that. What are my rights in this situation. I have paid my rent on time ever since I moved in (January of this year) Thanks for your help!

Re: Notice to Vacate

I'm assuming that you don't have a written lease on this room, and that you're just renting on a month to month basis. If that is the case, unfortunately you don't have any right to remain after the 30 day notice period runs out. Either party to a month to month lease can sever the tenancy with 30 days' notice.

It sounds like the landlord's reasons go well beyond the one incident you cite. But you might try to engage her in a polite conversation to see

if the dispute can be worked out if you really want to stay.
