Option to Renew

A commercial lease reads: ''Tenant has right to exercise a 5 year option to be negotiated after the expiration of the lease, providing all conditions of lease are fullfilled to satisfaction of Landlord.'' Is the landlord required to renew if tenant has met conditions of lease? I want to get a different caliber of business as tenant. Thank you.

This term may well be too vague to be enforceable, since it is just an agreement to agree. But that won't keep the tenant from suing. If you negotiate in good faith and can't reach argeement, you would have a much better case than if you simply refuse to renew.
