Legal Question in Real Estate Law in Maryland
My parents just bought a house in july. We had someone come inspect it, fixed what problems they found and were told there were no others. This past weekend, the 2 feet of snow we got melted and it rained; it flooded our basement. Would this be grounds for forfeiture by us since we were told nothing was wrong with the house?

I assume you are asking if you can try and force the sellers to rescind the transaction. The answer depends on whether you can prove that the sellers were aware of a flooding problem in their basement when they put the property up for sale, and failed to disclose it. You would also have to establish that your inspector could not have discovered the problem during his inspection. You can be sure that the sellers will deny they ever had a flooding problem if confronted. You can check with the neighbors to see if they ever acknowledged having one when they lived there, and if so, that might give you some basis for a claim.
