Legal Question in Real Estate Law in Maryland
Pipeline repair and property destruction
A couple of years ago my wife and I bought our first house in Md. We were told there was a liquefied gasline going through the property. The pipeline is being repaired in several sections throughout Maryland and several pieces on our property are slated to be replaced. Are we entitled to any compensation for the destruction of the property caused by the repair work?

I think the gas company is responsible for restoring your property to its condition prior to the undertaking of the repair. If that is done successfully, there should be no diminution in value of the property.

Probably not, but you need to look at the terms of the recorded easement. The rights were probably granted to the pipeline company in the easement, and the prior owner was probably compensated in full at that time. The diminution in value of the property due to the existence of the pipeline should have been taken into account in the value of the property when you bought it.
