Problemtaic tenants
My renters have to be reminded to pay rent. They are late with the water bill and cause liens against my home. They have more pets than they originally stated. They moved two more people in to my house. They have destroyed my kitchen sink, a bathroom sink, my shutters, pieces of my front porch, and my kitchen floor. They claim that's what a security deposit is for. I had to use the security deposit to pay last year's water bill. It states that they must pay water and sewer on the lease. They say they only have to pay rent in a timely manner. Can I evict?

If you have a well written lease, or even a standard form lease one can obtain in an office supply store, it states that your tenants are responsible for damage they cause and their failure to pay for same is cause for eviction. The other things you mention are also grounds for eviction. They sound like the tenants from hell. Unless your lease requires you to give them an opportunity to cure these many lease violations before instituting an eviction action, I recommend you file for eviction and money damages in your local Maryland District Court immediately.
