To do this, you will need to have the current owners of record execute a deed transferring the property to the remaining owners minus the one who's being taken off. All current owners must sign and must be mentally competent to do so. Depending on the relationship of the parties, the location of the property and the reason you are doing this, there may be transfer taxes that have to be paid in order to record the new deed in the land records.
