Legal Question in Real Estate Law in Maryland

I have a property that a prospective tenant signed a lease for. He hasn't moved in but he just told me after signing the least a couple of weeks ago that he can't afford to pay the rent and security deposit. Is there something I can do?

Legally, parties can enforce a signed contract such as a lease. Practically, however, it may make no sense to try and "go after" a new tenant who signed a lease and cannot afford to pay even the security deposit and move in. A landlord in such a situation may decide to negotiate a termination, or seek legal advice to go over other options.
