Real Estate Deeds and Titles

I have a friend who, free and clear, owns a house in Lanham, Maryland. Her name is on the deed. She would like to have the deed changed to reflect her name and mine. What do we do to accomplish this change and how much does it cost?

You need a deed from her to boh her and you, but you both should have an attorney handle this to make sure it is done right, and that the actual goals of the parties are realized.

First, a deed is prepared in which your friend conveys her interest to you and her as joint owners.

There are 2 forms of ownership from which to choose. The deed must contain specific language consistent with MD law, and you would be well advised to engage a real estate attorney to take care of this. I typically charge $200 for this service, and $25 to process the recording. Once the deed is signed, it is presented to the recorder of deeds in Prince George's County for recording, along with another document called an intake sheet. There will be a recording fee of $40. Also, 3 different taxes on half the assessed value of the property will be charged at the time of recording, equal to about 2 1/2 % of the value conveyed to you.
