Real Estate Eviction Notice

When you are renting from someone and they want you to vacate the premises does the landlord serve the eviction notice or does the police for the state of maryland?

If your landlord wants you to vacate the premises, he/she will send you a written notice which should comply with the terms of the lease. If you refuse to vacate when required, the landlord can file a court action for eviction. If the court orders the eviction, a writ will be issued which will be served on you by the sheriff. Actually, if you are still there when the writ is served, you and your belongings will be put out of the property at that time. If the issue is unpaid rent and you have not previously been served with a writ, you can settle up with the landlord and avoid eviction.
