Real Estate Fraud, termites, roof leakage, non-disclosure
Recently we purchased a house. The house closed without a Termite inspection being done. 3 days later an inspection turned up live termites. should the settlement firm have closed without the termite inspectiom. Additionally the roof leaked quite drastically in 3 places after 2 weeks when we moved in is this fraud by the seller for non disclosure and who would be liable, agent, inspector, seller?

Inspection contingencies are part of most real estate contracts and will generally govern the rights and responsibilities of the parties. You should review your sales contract with an attorney to determine your rights (they cannot be determined absent an actual review of your contract). Similarly, disclosure issues will be determined by the precise disclosures made to you prior to purchase of the home, the nature of the defects, and the interplay with your inspection contingency terms (as well as the fact of whether you had a home inspection peformed and the results of such inspection).
You are going to need to bring all of your contract papers, settlement papers, inspection reports and other documents for review by an attorney in order to answer your questions.
