I have a morgage on my property. Can
I dead it someone else? What can they
go to protect them? If they are taking
over the morgage?

You can do this, but the mortgage will still be a lien against the property, and you will still be legally responsible to pay it. Also, there is probably a clause in your mortgage that says if you transfer the property the lender can call the mortgage, meaning they can demand immediate payment of the outstanding balance. However, as a practical matter, if your "buyer" keeps paying the mortgage and it isn't behind, the lender will probably just keep accepting payments.
