property given to me by brother,we need to file a deed.for purposes of refinance, a quitclaim will not be enough. can we draw a deed without attorney.a property with ground rent

You can, but if you don't do it in compliance with the requirements for a properly drawn deed, you may create problems down the road when you want to transfer the property.
