Real Estate Settlement with ''runner girl''

If I am asked to go to the lobby of the County Courthouse for a real estate settlement, with a runner girl acting as settlement attorney, and no attorney or certified title agent present, am I in breach by not agreeing to this type of odd settlement? Also, this ''runner girl'' is not a notary, and they are proposing that we use a notary at the courthouse. The purchasers are not going to be present either. Do I have to agree to this type of settlement procedure? If I don't, am I in breach?

The bottom line is whether the purchasers are able to comply with their contractual obligations by having the necessary funds available on the settlement day, whether the settlement statement is signed by all principals to the transaction, and most importantly, whether the title company is prepared to disburse your proceeds to you at that time.
