Renatl property
I have a perspective tenant who has two Pit Bulls. Would I be subject to any types of civil actions because of something the dogs might do. If so am I allowed to deny her application based on the breed of dog.

You are certainly not obligated to rent to anyone with pets if you choose not to, and you can be selective as to breed and number if you do choose to allow some pets. As far as your potential liability is concerned, you could be sued as the property owner if someone is attacked on the premises, although you would have a number of defenses. If you do choose to rent to this tenant, your lease should require the tenant to have adequate liability insurance and assume primary responsibility in case of a claim. Even with this, you should maintain such coverage as well.
