Legal Question in Real Estate Law in Maryland
Rent
(i dont know what category it goes to so i put real state)
I Had a problem a few day ago and it started with rent.i had some issues with a couple which i rented a room to,and a single man next door. the mans nephew came to vist. i had no problems but than the couple next door said that they made to much nosie and that he shouldnt be there.i told the man to quiet down but i quess they didnt. than the couple said that they would leave in 15 days. when the 15 days was over. i told them that they should pay for the 15 days. they said no because they were moving and not using the house. i told them they did beacuse i saw it with my own eyes, they were in the rented room for 11 days using the water and etc. than after that they started moving.
my question is do they have to pay for the 15 days? also i was wondering dosent the law give them 30 days? and do they have to pay for those 30 days? if it sounds a little confusing please tell me. thank you

Re: Rent
You didn't explain the terms of the rental. If you rented the room to them on a month to month basis and charged a monthly rent, then they are responsible for each month and must give you 30 days notice in order to end their tenancy. If the established rental period was less than 30 days, the same rule would apply, except the notice to vacate must come with the number of days of advance notice equal to the rental period.
Didn't you make them pay when they moved in for the first month? It sounds like you need to educate yourself on the duties of a landlord and tenant if you are going to engage in doing this. Your county housing office probably has materials you can obtain or perhaps access from their web site. And you should have your renters sign agreements and give you a security deposit so you don't have to pursue people who move out without paying.
