Legal Question in Real Estate Law in Maryland
I am a renter, I have been at this residence for 3 + years. I signed a one year lease since then I have been renting monthly.The residence is a SFH split into 2 residence. I pay for electric for both as the home is not set up for two residence.My electric bill is as high as $640.00 a month. I have asked with each new tenant (3) to have the electric split and the landlord refuses.Is there anything I can do? Is it legal for this to happen and am I stuck with this arrangement?

The landlord is taking advantage of you. It makes it easier for him to rent out the other residence if the tenant doesn't have to pay electricity. He's gambling you won't leave because the rent is within your budget and you like the place. Obviously you can leave at any time with 30 days' notice if you want to. If you want to stay badly enough, you could contact the electric co. and find out what it would cost to install a separate meter. Of course you would need the landlord's approval for this, but if you want to stay for a long enough time, it might be worth it to cut a deal with him to pay for all or part of that project.
