Renters security deposit

Can a landord charge you for painiting and professional carpet cleaning after you move out. We lived in the house for two years and left it in good condition.

No. The landlord cannot charge you for reasonable wear and tear. Of course, that's subjective. But if you didn't leave a lot of holes in the walls from your hangings or significant stains in the carpet, you are being taken advantage of. There ar specific provisions in the landlord-tenant law that require the landlord to go through certain procedures once a tenant vacates in order to be entitled to withhold the security deposit. If the landlord fails to follow the rules, you can recover up to 3 times your security deposit, plus legal fees.
