Legal Question in Real Estate Law in Maryland
repairs done to dock owned by 3
There are three home owners that own a dock on the water. The one home owner has done repairs so he says and has sent a bill to only one home owner out of the two remaining. There is no way the work he is claiming has been done. The man who claims he did repairs never consulted the other two owners to all be in agreement and anything that he has done was completely taken on by himself. He now expects a very large amount of money from only one home owner. Please advise? Thanks

If the work he's trying to charge you for hasn't been done, don't pay for it. Send him a letter saying in the future you won't be responsible unless consulted in advance and you approve the project. Also indicate your responsibility is for 1/3 of the cost. You may get sued if he claims he did the work and you derived a benefit from it as an owner of the property, so be prepared for that.
