Legal Question in Real Estate Law in Maryland

Am I responsible if I didn't sign the lease?

I lived with my mother at a house she rented a year ago,we lived there for 2 yrs.Recently we received a summons in the mail because our exlandlord is filing a judgement against us for carpeting she claimed needed to be replaced do to wear and tear. Also, she included receipts for additional items, including air grates(because she said the old ones were rusty)$2000 in carpeting(for 3 rms)& for lost rent while the repairs were made. The total amount she wants is $7500.I deny these charges and lived with a 2 ft. hole in the basement ceiling for 2yrs because of a water leak that she never got around to having repaired(this is were the bulk of the carpeting comes in to play). She is blaming the carpeting on our cat and sent a picture of hole in the carpet along with the summons(this was always there and we covered it with an small rug), when we moved in and pointed it out to her she said she had a cat.I feel as if it will boil down to my word against hers and I am unsure how to prepare for this case.My main question is can she file a judgement against me when I clearly didn't sign the lease(she included a copy of the lease in the summons). Finally how can I go about having my name removed from this case or do I have to go to the Hearing?

Re: Am I responsible if I didn't sign the lease?

You are responsible whether you signed a lease or not. However, the degree

of your responsibility is tempered by many of the factual allegations you make.

An attorney's assistance is recommended to ensure that you adequately prepare your

case and that your evidence meets the legal burden of proving the elements of your defense.
