Legal Question in Real Estate Law in Maryland

Roommate problem: I rent a home (only one one lease) and let my friend rent a room from me starting in July 2012, from day one she has always been very argumentative and I have a daughter that I have not felt comfortable with that kind of way of living among other things. So January 22, 2013 I told her she had 60 days to find a new place that it just was not working out. Since telling her she has refused to pay the water bill, and now is only paying half of the utilities that she owes the only thing she pays is rent in full and somewhat on time. Because I am just renting the home do I have any legal right to have her removed from the home, I live in Maryland. She said recently she will get out when she finds a new place now I am thinking she is not really looking as I have not seen her do much of anything but party and work.

Yes, you can file an e action but first you should give her written notice to leave since she is on a month to month basis. You can give her notice now to leave at the end of March assuming she pays on a calendar month basis. Even though you are just a tenant you are the only one that has a legal right to occupy the premises so her rights come from you. You could tell her that if she doesn't leave by the deadline her belongings could be put out although that may not amount to much.
