The usual practice is for the buyer to submit an offer on a contract form. If you already have an interested buyer and have agreed on terms, with the understanding that you will arrange to have the contract prepared, you should engage an experienced real estate attorney to do this for you. If interpretation or enforcement problems crop up between the date the contract is signed and the closing, a well drafted contract can save you a lot of headaches and possibly money as well.

If you're just putting the property on the market and want to have a form available for an interested buyer who is not working with a realtor, you can take your chances with something from an office supply store.
