Legal Question in Real Estate Law in Maryland

Selling home

My real estate agent's contract is up (my house no longer on market ) and a potential buyer who looked at the house when it was on market wants to purchase it now directly from us. The real estate agent says that is illegal and that she would still get her percentage of home sale. Is this true? Can't we sell the home directly to this buyer even though he did look at it when on the market?

Re: Selling home

You should have signed an agreement with this agent. Depending upon how this agreement is filled out, the agent may or may not be entitled to a commission.

Re: Selling home

The law says that if the agent is responsible for producing the buyer, they are entitled to their commission. If you look at your listing agreement, it probably has a clause that says that if anyone who the agent brought to the property buys it they get their commission as long as it's within a certain time after the person looked at the property or after the listing agreement expired.
