state statutes and agreements between parties to alter

My state has a statute that a builder must provide a warranty for 1 year,..if the parties-buyer and seller agree for a money to shorten this period...is this kosher.. will it hold up in court

There are ways that the new home warranty can be affirmatively waived by the buyer but to be effective the builder must make a number of disclosures and the requirements of the statute must be strictly complied with. The law is found in the Real Property Article of the MD Code at Sec. 10-601 and following.
