Tenant Responsibilities

I am getting married and have just moved into my fiance's house. My lease was not up until 11-1-00. The landlords do not want to re-rent. They want to sell the house. They are wanting me to pay the balance of the lease. Am I legally obligated to since they will not be re-renting.

The simple answer is yes. However, there are many different

factors that could come into play. First, what does your lease

allow for? Is it a month to month lease with the expiration date in

November? I would attempt to work something out first with the landlord.

If not, check with your local county government's office of law. Such may have

a special provision concerning breach of residential leases.

In residential leases in MD, the landlord has a duty to make reasonable efforts to mitigate damages. It may be possible and reasonable to rent for the summer or to sell sooner, so there may or may not be a duty to make such efforts.
