Title change

Can a tenants in common title be changed to individual ownership if both parties agree to the portion split in wicmico county maryland

You would have to be able to get county permission to subdivide the property into 2 distinct parcels so that each has its own legal description and tax id#. If there is a minimum lot size in the area and by subdividing you would violate that regulation, you won't be able to do it. Legally, either of you could sell your individual interest in the lot to a 3rd party, or could gift it or leave it to your estate since you own it as tenants in common, but as a practical matter selling it would be hard unless it's to someone compatible with the other tenant.
