tree falling

In the state of Maryland, if your neighbors trees fall onto your property damaging a substantial amount of your items are they responsible? This act happened during a storm but the trees were already leaning towards my property.

Generally the neighbor isn't liable, unless it can be established that they knew the tree was diseased and more prone to fall because of that. Most of the time these incidents are storm-related, so you can't prove such knowledge. Your homeowner's policy should protect you on this clam.
