Legal Question in Real Estate Law in Maryland

Tree root law

My tree roots are infringing (supposedly) on my neighbors foundation, causing structural damage. The tree has been there longer than we have both owned the property. This is the first I have heard from them (on this issue). They have come up with a $5000 quote to replace their front porch and want my home owners information. Who is liable and what should I do?

You aren't liable for this; it's an unfortunate consequence of proximity of houses. Your neighbor has a right to get rid of the roots on his property in order to fix his structural problem. Consult your homeowner's insurance agent for more information.
