What type of deed do I need

I am taking out a mortgage loan on our house to pay off our existing mortgage and to pay off my mother's. She in turn is assigning the house to me. I did this with my sister years ago. paid it off and then got the forms to transfer and signed and notarized and then filed it. What is the name of this particular paper. Is it Assignment of Deed of Trust by Individual Homeowner? thanks

Your mother would sign a quitclaim deed in order to transfer her interest in the property to you. The new loan papers will be prepared by the bank.
