Legal Question in Real Estate Law in Maryland

Vacant Lot/Land

In 1995 I purchase a newly built home and put up a fence. In 1999 I moved my fence on 1/3 of this vacant lot. The land was owned by the county. This year 2007 a church purchase the land. My fence, hottub and decks are on 1/3 of a lot. What should I do, I don't want to move these items that's been there since 8 years. Do I have any rights.

Re: Vacant Lot/Land

Your "occupation" of the adjacent lot has not been for a long enough period to establish an adverse possession claim. Therefore, unless you can work out a purchase of the part of the lot you occupy or perhaps an easement from the new owner, you will have to move your fence, etc., off of their property.
