Legal Question in Wills and Trusts in Maryland

My father passed away and left a lifting estate for his second wife. In the event that she dies or remarries or cohabitates for more than 60 days, the house will be sold. Her share would lapse in the event of death. In the event of remarriage, the house will be sold and she would get 1/3 of the property. Her daughter has now moved into the house with a fiance, son from a previous marriage, and a baby on its way. What writes do they have. I have a feeling that my father's second wife will be like the tenant and they will feel they are the owners for the rest of their lives.
