Legal Question in Bankruptcy in Massachusetts

Does Ch 7 wipe out rent owed? I am considering renting to a person with a 3 year old filing for ch 7.

Any new debt acquired from a new creditor after the date of a Chapter 7 Bankruptcy filing is not wiped out by the Bankruptcy that they filed. If they filed a Chapter 7 Bankruptcy 3 years ago, they should have received a discharge approximately 3 years ago, therefore they are responsible for any new debt after their filing.
